In this article, we will tell you what determines the rental price in Krakow and which districts are worth paying special attention to.

The size of the apartment.

Size is the main factor influencing the price. This is what the price range looks like in this case:

For studios and small apartments from 20 m2 to 45 m2, most offers are within the range of 800-2500 PLN. However, it is still possible to find more expensive offers in cases where the apartment is in very high standard and excellent location or has additional amenities such as a parking space in the underground garage.

Average apartments from ​​50-85 m2 cost 1,500-3500 PLN in most cases and it is rather difficult to find them cheaper. The best ones on the market may exceed 4,500 PLN but there are few such offers and they consist of the newest apartments with great equipment and designer interiors.

Large apartments above 90 m2 cost from 2,300 to even several thousand PLN in the case of two-story apartments and other ones with a high standard and in good location. The most attractive offers relate to modern or newly modernized places with even a size of more than 200 m2.

If we are focused on the size when choosing an apartment, you should pay attention to the number of rooms. In some cases, the substantial size is mainly contained in a spacious living room connected with a kitchenette, and the bedroom has only a large bed.

Standard and décor.

If the rental price is low compared to other offers of a similar size, is most likely due to the low standard or lack of furnishings and equipment. In extreme cases, the apartment has some drawbacks or requires partial renovation. These more expensive apartments on the other hand are most often new and fully equipped or newly renovated. For example, if an apartment has 40 m2 and costs PLN 2,300 a month, it is most likely in great condition and is ready to move into.

If the price in the case of a similar size apartment is much lower, it is due most likely because the apartment has not been renovated for a long time or is in a poor location, which leads us to the next point.

Location

The most expensive apartments in Krakow are not only those located close to the city center. The price is influenced by, for example, excellent communication with the rest of the city, the availability of attractions or the historic charm of the district as in the case of, for example, Kazimierz. The apartments located in a short distance from the Main Square are invariably very popular. The cost of a medium-sized apartment in a good standard is a minimum of PLN 2,500.

Similar prices should be expected in most districts that are close and well connected to the center, such as Stara Krowodrza, Ludwinów or even Grzegórzki. The further away from the city center the cheaper it is, so the most budgetary apartments can be found in Nowa Huta, Bieżanów-Prokocim, Czyżyny, Kurdwanów, Mistrzejowice or Bieńczyce.

However some districts (eg Zabłocie), despite the relatively large distance from the center, have a high rental prices due to the great infrastructure, a large number of valued restaurants, and a unique atmosphere. Locations that combine the proximity of the city center with the tranquility associated with the suburbs are also particularly attractive. An example of this is the housing estate at Prandoty Street.

Many districts have also undergone a significant transformation in recent years and have turned from ugly ducklings into extremely interesting and atmospheric places, full of charming restaurants and parks. An ideal example of such a district is Stare Podgórze, which, apart from the aforementioned advantages, is also well connected with the rest of the city thanks to the proximity of Rondo Matecznego. What else affects rental prices?

Other factors that may affect the cost are, for example:

It is best to determine the necessary conditions before starting the search, i.e. the minimum number of rooms, distance to work or, of course, the budget.
